The easiest way to detect mold is by smell, it is very distinctive and is hard to miss. Not only is the smell distinctive, so is the discoloration it causes as it grows; grey, green and black are common colors. If a room starts to smell musty then it is a good idea to start looking for tangible evidence of mold. If mold takes hold in the ventilation ducts or the attic and walls then it may be difficult to pin point the location of the colony.
Mold spores float on air currents, every house has mold spores in it but not every house has active mold. For mold to colonize and area it requires food; anything organic such as old newspapers, wood, drywall, etc and a source of plenty of moisture. Homes that are well maintained will rarely have excess water which will allow mold to take hold so keeping a watchful eye for any evidence of water or water damage is an effective tool against the formation of mold.
When mold testing and detection are taking place areas such as bathrooms, attics, basements and laundry rooms should be the first place to look. Bathrooms that are poorly ventilated are prime candidates for the formation of mold as can the space below the kitchen sink and dishwashers as well as in the garbage disposal. If there are any areas where water leaked through the roof this can lead to mold in the attic.
Basements are particularly prone to mold growth. Pipes that are not insulated can sweat, this in itself is enough to harbor mold. If the windows in the basement are poor fitting, water can easily enter and drip down the walls, all these things provide an excellent breeding ground for mold.
